ImmobilienScout24 ist die größte Internetplattform für Immobilien in Deutschland. Auf der Internetplattform werden sowohl private als auch gewerbliche Immobilien angeboten. Grundlage für die Schätzung der Preisindizes sind jedoch nur Wohnimmobilien. Zudem beinhaltet der zugrunde liegende Datensatz keine Objekte die zeitweise deaktiviert wurden (dies geschieht wenn ein möglicher Käufer gefunden wurde, der Vertrag aber noch nicht unterschrieben ist), da diese Angebote möglichen Interessenten nicht zur Verfügung stehen. Der vom Anbieter auszufüllende Fragebogen bezüglich der Ausstattung der Immobilie enthält keine Pflichtangaben. Bis auf wenige Ausnahmen ist der Preis zu dem der Anbieter die Immobilie verkaufen will angegeben. Dabei ist zu beachten, dass es sich hier um Angebotspreise und nicht um Transaktionspreise handelt.

Based on the real estate data from the online platform ImmobilienScout24, a regional related price index on the district level is calculated. The reference is the Germany-wide price level. The price index is based on a hedonic price regression that controls for estate-specific characteristics. The regression is estimated separately for houses and flats, so that two indices are calculated respectively. This dataset refers to the real estate index on the district (Kreis) level. The index is also available on the level of local labour market areas.

ImmobilienScout24 is the largest online platform for real estate in Germany. Both private and commercial real estates are offered on the homepage. For the price index, only residential real estate offerings were considered.  In addition, adverts that were temporarily disabled were excluded (this happens when a potential buyer has been found but the contract has not been signed yet). These were excluded as they are not available for sale for potential buyers. When placing an advert online, the seller does not have to give any mandatory information. Yet, in most adverts, the price that the seller wants to achieve is included. Note that this is the offer price and not the transaction price.
