Basierend auf den Immobiliendaten der Internetplattform ImmobilienScout24 werden Immobilienpreisindizes auf Kreis- und Gemeindeverbandsebene geschätzt. Der Index basiert auf einer hedonischen Preisfunktion, in der für objektspezifische Charakteristika kontrolliert wird. Die hedonische Preisfunktion wird für Häuserkäufe geschätzt. Es wird für diesen Index eine Funktion geschätzt, die die zeitliche, regional unabhägige Entwicklung und die regionale, zeitlich unabhängige Komponente der Immobiliendaten in Deutschland separat abgebildet. Der ausgewiesene regionale, zeitlich unabhängige Effekt wird als fixer Effekte ermittelt der hedonischen Funktion ermittelt.
Based on the RWI-GEO-RED data that base on the data provided by ImmobilienScout24 hedonic housing price indices are conducted. The indices are on the district and municipality level (Gemeindeverbaende). We conduct a hedonic price regression that covers characteristics of the object for houses for sale. The index is given by an estimation that captures the time, regional independent development and the regional, time independent component of the real estate data in Germany separatly. The declared regional, time independent effect is determined as a fixed effect of the hedonic function.

ImmobilienScout24 ist die größte Internetplattform für Immobilien in Deutschland. Auf der Internetplattform werden sowohl private als auch gewerbliche Immobilien angeboten. Grundlage für die Schätzung der Preisindizes sind jedoch nur Wohnimmobilien. Zudem beinhaltet der zugrundeliegende Datensatz die zeitweise deaktiviert (dies geschieht wenn ein möglicher Käufer gefunden wurde, der Vertrag aber noch nicht unterschrieben ist) oder aktualisiert wurden, nur in der letzten veröffentlichten Version. Der vom Anbieter auszufüllende Fragebogen bezüglich der Ausstattung der Immobilie enthält keine Pflichtangaben. Bis auf wenige Ausnahmen ist der Preis zu dem der Anbieter die Immobilie verkaufen will angegeben. Dabei ist zu beachten, dass es sich hier um Angebotspreise und nicht um Transaktionspreise handelt.
ImmobilienScout24 is the largest listing website for real estate in Germany offeringr residential as well as commercial properties. Only residential properies are used for the estimated priceindices. Moreover, offers that were deactivated temporarily (possibly because a buyer or renter was found but the contract has not yet been signed) or updated are only used as the last version published online. The questionnaire filled in by vendor does not contain compulsory statements as far as equipment of the property is concerned. The price for the property is given by the vendor save for some few exceptions. It has to be kept in mind that the data set includes advertising prices only, not transaction prices.
